Cross Lease Conversion & Flats Plans Update
What is Cross Lease Conversion?
A cross lease conversion is a process of converting your property title from ‘cross lease’ to ‘fee simple’ or freehold. A freehold title gives you the right to use your land without the consent of your neighbours. On the other hand, a cross-lease ownership involves a part but undivided share in the freehold title, along with a lease over a particular dwelling.
Why do we need a Cross Lease Conversion?
A cross lease conversion makes your property titles change from ‘cross lease’ to ‘fee simple’, making sure no other permissions (such as from neighbours) are required. It also makes sure no domestic disputes arise along with increasing the property value and saleability of the property.
What is our process?
We aim to get a complete understanding of our client’s requirements and put together relevant documents and reports. A site survey is then conducted and a scheme plan is prepared along with some pre-calculations and a subdivision application. We also conduct on site pegging, an LT calculation and prepare a legal survey plan. The LINZ and RMA applications are then prepared along with the conveyance of new titles and documents.
